Cleaning a multi-tenant building is several jobs, not one

Inside suites, nightly work is normally trash and recycling, restrooms, breakroom and pantry sanitizing, vacuuming in the traffic lanes, and glass on interior partitions. Medical and clinical suites near the core

Exam rooms, imaging suites, dental operatories, and lab-adjacent offices are cleaned to a different standard than an accounting floor upstairs. Disinfectant has to stay wet on the surface for its full contact time, not get wiped dry in one pass, and cloths are color separated so a restroom cloth never reaches a treatment surface. High-touch counts are higher in these spaces too: chair arms, door pushes, light switches, sign-in counters, and the check-in glass all get hit every visit rather than on a rotation.

Waiting rooms are the part clients most often underestimate. They hold fabric chairs, carpet at the entry, and a magazine table, and they take steady traffic all day. Older buildings mean more floor types per address

A converted building can easily carry five or six flooring materials between the sidewalk door and the top floor, each wanting a different chemical and a different pad. Using one neutral cleaner and one machine across all of them is how lobbies end up hazy and how sealed stone ends up etched. A walkthrough starts with identifying what is actually on the floor, since original material is often hiding under a later overlay.

High dusting in converted space

Open-plenum conversions expose everything a dropped ceiling used to hide: ductwork, timber joists, conduit, pipe runs, pendant fixtures, sprinkler heads, and ledges over doorways. Dust builds there for years, then falls on desks and light diffusers the first time the HVAC cycles hard. Reaching it takes poles, lifts, and a plan for protecting what is underneath, so it is scheduled after hours or over a weekend rather than squeezed into a nightly route. Street level, winter salt, and where we cover

From roughly November through March, the biggest single threat to a ground-floor lobby is ice melt tracked in on boots. Salt residue leaves a white bloom on finished floors, dulls stone, and grinds into carpet fiber like sand. The fix is longer matting runs than most buildings install, more frequent damp mopping through the day where possible, and a neutralizing rinse rather than a standard cleaner, which alone will not lift chloride residue. Carpet at entries needs extraction more often in winter than the rest of the floor plate does.

Can you clean a building where each tenant wants something different?

Yes. We write one scope per suite plus a separate scope for the building's common areas, so a law office that wants nightly service and a design studio that wants three nights a week can sit on the same floor without confusion. Each tenant gets its own checklist, and the cleaner's route sheet reflects it. It also keeps billing clean if a tenant leaves or expands mid-lease.

How does after-hours access work in a secured downtown building?

We follow whatever the property manager already has in place rather than asking for a new system. That is usually a badge or fob issued to the assigned crew, a log at the security desk, and a set list of floors those credentials open. We prefer a small, consistent crew on a secured building so the same faces show up week after week, and we tell the manager in advance if a substitute is coming.

Do elevators and stairwells get cleaned, and how often?

They should be, and they are the two areas most often left out of an inherited scope. Elevator cabs need daily attention on the door tracks, control panel, handrails, and cab flooring, since tracks collect grit and salt fast. Stairwells run on a rotation instead: handrails and landings frequently, with a full stair wash, riser detail, and corner dust removal on a scheduled cycle.

Our building is old and we do not know what the floors are. Can you tell?

Usually, yes, during the walkthrough. We check exposed edges, closet interiors, and under mats, since original terrazzo, quarry tile, or hardwood is often sitting beneath a later overlay. Knowing the actual substrate matters because the wrong pad or a high-pH cleaner can permanently dull stone or lift a finish that would otherwise have years left in it.

How do you split a shared common-area scope between owner and tenants?

We define common area by what everyone in the building passes through: entry, lobby, elevator cabs, corridors, stairwells, shared restrooms, and loading areas. That scope is priced to the owner or property manager as one line. Anything inside a tenant's demised space is quoted separately to that tenant.
