Salt is why a hard floor that looked fine in October looks tired by March. The fix is not more mopping. It is a seasonal routine that starts with the first snow and stays in place until the last plow truck is parked: a product that actually dissolves chloride, mechanical pickup instead of a mop, and entry matting that gets serviced daily rather than laid down once and forgotten. Everything below assumes a Western New York winter, where salt sits on the pavement from roughly November through April and freeze-thaw keeps remobilizing it the whole time.
What salt leaves behind once the water evaporates
Salt arrives as brine, not as crystals. Boots, cart wheels and hand truck tires carry a wet slurry of chloride and grit through the door, the water evaporates, and the salt stays behind on the floor.
What chloride then does to a finish, abrading it and hazing it and etching some materials outright, is covered on the commercial floor care page. The part worth adding here is why it will not simply sweep away. Dried chloride is hygroscopic, so it pulls moisture back out of the air. A floor that should be dry stays faintly damp and faintly slick, and the residue never sets into something a dust mop can lift. It stays mobile, which is exactly why it spreads down the corridor instead of staying at the door.
On porous surfaces it does not stay on top at all. Chloride wicks into grout and into any unsealed edge, recrystallizes as it dries, and works its way back up to the surface as a chalky white bloom that mopping does not reach.
Why does a neutral cleaner leave a white film behind?
Because a neutral cleaner is built to lift oily and particulate soil, and salt is neither. Detergency works by surrounding greasy soil so water can carry it away. Mineral salt does not need to be emulsified. It needs to be dissolved and then physically removed from the building, and a neutral daily cleaner does the first part by accident and the second part not at all.
What happens in practice is a redeposit loop. The mop wets the residue, the residue dissolves into the mop water, the mop water goes back down on the floor, and as it dries the salt comes out of solution again in a thin even film across the whole area. The floor is genuinely clean of soil and visibly worse than when you started.
Salt season needs a product sold specifically as an ice melt or salt residue remover. These are typically mildly acidic, because acid breaks the mineral bond that a detergent cannot touch. Two rules go with them. Rinse with clean water afterward so no acidic residue is left sitting on the finish, and go back to your normal neutral cleaner for regular work. A salt remover is a periodic tool, not a nightly one.
The acid is also the catch. Acidic removers etch calcareous stone, and etching is physical damage rather than a film, so no amount of follow-up cleaning reverses it. Terrazzo, marble and polished stone need a remover the flooring manufacturer approves for that material, plus more frequent flushing with clean water. When a jug label and the flooring manufacturer disagree, follow the manufacturer.
A month by month salt plan for Western New York
The routine is not one setting you hold for six months. Each stretch of the season presents a different problem, and the buildings that come out of April in good shape are the ones that adjusted on time rather than reacting after the damage showed.

When should you scrub instead of mop?
Switch as soon as salt is coming in faster than a mop can carry it out, which at a busy entrance means the start of sustained snow rather than the middle of winter. A mop is a solution mover. It puts liquid down, picks some of it back up, and leaves the rest to dry wherever it happened to land. That is acceptable for light soil and actively counterproductive for dissolved chloride.
A machine breaks the loop. An autoscrubber applies solution, agitates it, and vacuums it off the floor in one pass, so the salt leaves the building in the recovery tank instead of drying back down in the lane. Where a scrubber will not fit, a swing machine and a wet vacuum do the same job, and in a small vestibule so does a mop used properly: separate wash and rinse water, frequent water changes, and a clean mop head. A mop head loaded with salt has stopped being a cleaning tool and become a distribution system. A machine pass on entries and corridors is worth building into a nightly commercial cleaning routine for the winter months.
How often should entry matting be changed in winter?
Every day during active weather, and more than once a day at a busy entrance. Matting only works while it still has capacity. A saturated mat is a shallow puddle of brine that boots step in and then carry farther into the building than they would have gone without it.
How much matting to run and where to put it is a floor care question. Upkeep is the winter one. Vacuum or extract mats on the same schedule you clean the floor, swap wet mats for dry ones and let the wet set dry all the way through before it goes back down, and keep all three functions covered: a scraper surface outside, a coarse mat in the vestibule, and an absorbent runner inside. Mats hold chloride the way carpet does, which is why they need periodic commercial carpet extraction and not just a shake out by the dumpster.
Why spring costs less when the winter routine held
Salt that never sat on the floor never got the chance to abrade it, and the difference between the two winters shows up in one bill rather than six.
A building that ran the winter routine gets a straightforward April: a deep scrub, grout extraction at the entrances, and finish work to rebuild what the season took off. A building that mopped with a neutral cleaner all winter and hoped for the best gets worn traffic lanes, white bloom locked into the grout, and a floor that has moved past what routine maintenance can correct. The winter work is small, repetitive and cheap. The spring bill is where the difference between the two shows up.
