A commercial floor that looks bad is not automatically a floor that needs stripping. If the finish is worn through to the tile, a strip and refinish is the only real fix. If the finish is still there and simply soiled, scuffed or thinning, a scrub and recoat, or in some cases a burnish, gets you the same looking floor for a fraction of the cost and a fraction of the closure. The distinction matters because the three jobs are priced and scheduled nothing alike, and buying the heaviest process on the list when the second or third would have done the work is an easy way to spend a floor care budget twice.
What burnishing, recoating and stripping actually do
The three processes sit on a ladder of aggressiveness, and each one touches a different part of the coating.
Burnishing removes very little. A high speed machine and a soft pad create friction at the very top of the finish, lifting scuff marks and reflowing the surface so it reflects light evenly again. Nothing is added and nothing is rebuilt. It works only where there is enough finish left to reflow, which is why burnishing a thin floor buys days rather than months.
A scrub and recoat sits in the middle. The top coats and the soil ground into them come off, fresh coats go on over base coats that are still sound, and the commercial floor care page covers what that process involves in full.
A strip and refinish dissolves all of it: every coat of finish, the sealer beneath, and whatever got trapped between layers over the years. The floor is then rebuilt from bare tile, seal first, then finish coats, with extra coats where traffic concentrates. It is also the only one of the three that puts stripper, standing solution and a blade against bare tile, open seams and wall bases, which is what makes it both the expensive choice and the one worth postponing until the floor genuinely calls for it.
Burnish, recoat or strip: a side by side
The differences that matter to whoever runs the building are simple: what comes off, what goes back on, and how long the space is unusable while it happens.

Read the middle column as the deciding one. What a process rebuilds is what you are paying for, and if the floor already has that layer intact and adhering, the money is buying you nothing you do not already own.
How many times can a floor be recoated before it has to be stripped?
There is no fixed number, and a contractor who quotes you one is guessing. A recoat cycle ends when the finish film itself becomes the problem rather than the fix, and there are a few distinct ways that happens.
Soil sealed in. Recoating over a floor that was not scrubbed hard enough locks dirt permanently between layers, and no amount of new finish on top makes it lighter. Every shortcut recoat spends one of the cycles the floor had left.
Build-up at the perimeter. Finish stacks up where machines cannot reach and nobody walks, which is why hand detailed edges decide how many cycles a floor gets. The floor care page explains that failure and the fix for it.
Depth. Enough accumulated coats and the film starts behaving differently. It powders under a pad, goes gummy in humidity, and holds heel marks instead of releasing them. A thick coating is not the same thing as a strong one.
Adhesion. Once coats begin flaking or peeling in patches, the bond has failed somewhere down in the stack. Topping it seals the failure in and buys a few weeks of appearance before the same patches open up again.
So the number depends on what each recoat consisted of. A cycle earned by a real scrub and a detailed edge extends the life of the build. A coat sprayed over a problem shortens it.
Why a strip costs so much more than a recoat
A recoat is one wet pass and a few coats. A strip is a different kind of job line by line.
It uses more product and more labor hours, because the chemistry has to sit, get agitated, get picked up, then get rinsed and neutralized so the new seal bonds to tile rather than to stripper residue. Furniture and fixtures come out of the space instead of being worked around. Edges, corners and toe kicks are scraped by hand, which no machine speeds up. The rebuild is a full coat count rather than a partial one, each coat carries its own dry time before the next goes down, and dry time is followed by a longer cure window before the space is truly back in service.
It also carries risk a recoat does not. Stripper and standing water at the seams of an older tile installation can reach the adhesive underneath, and buildings in this region hold plenty of installations old enough for that to matter. Material raises the stakes further, because the products that strip a wax finish do not belong on polished concrete, terrazzo, hardwood or LVT at all. Identifying what is actually underfoot therefore comes before the strip or recoat question, not after it.
None of that makes a strip the wrong call when the finish is gone. It makes it a poor default.
The expensive mistake: stripping a floor that only needed a buff
Dull and worn out are hard to tell apart from standing height, and the reflex is to assume the worst and strip. The finish can be entirely intact and simply buried under a film: mop water that was too dirty or too concentrated, hard water residue, or build-up from a cleaner that was never meant to be left on the surface. A floor in that condition answers to a proper scrub and a burnish, and stripping it throws away a sound, fully built finish that took hours of labor and several dry times to put down.
Telling the two conditions apart costs a few minutes and nothing else. The floor care page sets out the test patch method and the visual tells side by side. Run it before anyone quotes a strip.
Two other conditions get mistaken for wear. A finish specified matte will never look glossy no matter what is done to it, so a building chasing gloss on a matte floor is buying a result the product cannot produce. And a burnishable finish that has never been burnished looks flat because nobody has performed the step it was designed around. Neither is a reason to strip anything.
Older buildings add one more wrinkle. A floor can carry decades of unknown finish and sealer laid down by different crews using different products, and how that stack responds to stripper is not predictable from looking at the top coat. A test patch in a closet or a back corner answers it before anyone commits a whole room.
Getting the call made before you pay for it
The call gets made by looking at the floor, not by looking at a price sheet. A walkthrough identifies the material, finds where the finish is intact and where it is gone, and turns that into a scope zone by zone: which areas get burnished, which get scrubbed and recoated, which need a full strip, and what access the building gives up while each one happens. Scoping it that way costs less than treating every room as though it were the worst room in the building.
